The Walter J. Pinchbeck Facilities Planning and Maintenance Complex is one of the largest projects recently completed at UNC Pembroke. Pease provided site development for 13 acres along with design and construction services for the complex, which is located on the northside of campus.
The complex consists of five, single-story pre-engineered metal buildings, totaling approximately 64,000 GSF, and serves the Physical Plant and Facilities Planning and Construction Office. Office areas, maintenance shops, and interior and exterior storage are included.
Buildings ‘A’, ‘B’ and ‘C’ are linked together by an open-air canopy. Building ‘A’ houses the administration personnel and consists of office space, a break room, conference room and an archives/file room.
Building ‘B’ accommodates paint, wash, work and maintenance bays with parts and housekeeping storage. Building ‘C’ consists of maintenance shops for carpentry, plumbing, electrical and locksmith. Building ‘D’ accommodates warehousing and is one-third conditioned and two-thirds unconditioned. Building ‘E’ is an open-air canopy structure protecting the parking and charging area for the facility’s battery–powered maintenance vehicles.
Building ‘A’ is heated and cooled with a gas-fired hot water boiler and an air-cooled chiller. The air distribution is a variable air volume system with DDC controls. Buildings ‘B’, ‘C’ and ‘D’ are heated with gas-fired unit heaters and ventilated with roof-mounted exhaust fans. The shop offices are heated and cooled with either a ductless heat pump unit or a gas furnace.
